Plot is located approximately 15 km from the city limits of Kraków, along the national road DK94 Kraków – Olkusz. Within 1.3 km, there is a bus stop where minibuses to Kraków and Olkusz depart. Additionally, the suburban bus line MKP 200 also stops there, operating hourly between Bronowice-Małe and Przeginia Kościół.

The plot is situated in a picturesque location at approximately 450 meters above sea level, offering a panoramic view of Jerzmanowice and nearby rock formations such as Słoneczne Skały. It is surrounded by numerous recreational areas including Ojcowski National Park, Dolina Będkowska, Dolina Sąspówki, Dolina Szklarki, and the rock formations of the Kraków-Częstochowa Upland, along with many hiking and cycling trails.

Jerzmanowice is well-equipped with all necessary infrastructure for daily living. Within about 300 meters, there is an elementary school, municipal kindergarten, post office, library, and grocery store “Malina”. The village also features a Biedronka supermarket, municipal office, NFZ medical facility (NZOZ Medgmin), Vital-med rehabilitation center, private kindergarten, private nursery, English language school, yoga school, florist, and gas station. Several restaurants and hotel facilities are also available in the area.

Access to the plot is via a private gravel road, with future maintenance shared among owners. The plot currently has water and will be connected to electricity in July, at the expense of the current owner.

The plot comes with a valid building permit and architectural project. There is flexibility to either build according to the existing project or substitute it with an alternative design under the same building permit, streamlining the administrative process.
